Richard Murphy advised an overseas fund in the disposal of a £40 million plus portfolio of mixed use class assets located in a number of UK regional cities and towns. The portfolio make up was carefully selected in order to maximise the aggregate disposal price. A significant premium was achieved over and above the aggregate of the individual market valuations placed on the assets by a top tier UK firm of valuers, shortly prior to marketing.
RAM RE Property Advisors advised a client in relation to the disposal of a large campus style office facility let to a strong tenant covenant but with a relatively short unexpired lease. We instigated early lease renewal / re-gearing discussions with the tenant’s property team. Based upon our thorough understanding of the tenant’s business model (it required significantly less space in the short-term) and the alternatives available for relocation (which included the potential to co-locate with one of the tenants main clients), we were able negotiate a renewal, which provided flexibility for the tenant in relation to part of the accommodation. The resultant renewal resulted in a disposal price being achieved 40% higher than the pre-renewal valuation.
